M3M Forestia West I: Amenities and maintenance reality?

₹78 lakh for a 2BHK in M3M Forestia West I, feels like a big step for my first property. Site visit pe toh sab kuch perfect laga, pool, gym, landscaping sab top-notch dikha. But I'm really concerned about the gap between promised amenities and what's actually delivered. Builders often show grand plans, par possession pe sometimes it's like a different project. Meri biggest worry hai ki kya jo dikhaya hai, wohi milega ya sirf 'artist's impression' reh jaayega? Also, maintenance charges ka kya scene hai? Woh toh high honge hi, but service quality bhi waise hi hoti hai after you move in, ya sirf bills? Bohot nervous hoon, first property hai. Kisi ka experience hai Mohali mein M3M ke saath?
