My suggestion would be to look into the builder's track record for other completed projects – did they deliver on amenity promises? What were the maintenance costs there? Don't get swayed by fancy renders. It's a long-term commitment till 2034.
Mera toh personal experience bahut kharab raha hai amenities ke naam pe. Ek project tha Airport Road (Gurgaon side) pe, wahan bhi clubhouse aur sports facilities ka bada hype tha. Jab possession mila (woh bhi 2 saal late), toh pata chala ki half of the amenities are still under construction, aur jo ban gaye hain unki maintenance itni zyada hai ki use karna hi mushkil hai. Swimming pool saalon tak dirty pada raha. So, investors, be very careful. Check builder's past record, not just glossy brochures.

They had shown a sprawling sports complex, but it turned out to be just a small, poorly maintained ground. Gym equipment was old and broken within a year. And the security, which was supposed to be high-tech, was just a couple of guards at the gate. My advice is to physically visit their completed projects if possible, don't just rely on marketing material.
Sahi baat hai U4, which project was that near Airport Road? Details doge toh hum jaise first-time buyers ko help milegi. Builder ka naam aur kya problems face kiye?
RERA number GGM/1030/762/2026/02 hai, par 2034 ka possession? Itna delay pehle se hi? Koi batao yaar, yeh delay ka kya scene hai?
2034? OMG! Tab tak toh interest payments mein hi aadha ghar bik jayega. Socha tha jaldi shift ho jayenge.
U3, RERA registration date aur possession date alag hoti hain. RERA number project ki registration validity ka hota hai, not the actual possession date. Builder apni possession date decide karta hai. 2034 toh kaafi door hai but it's not unusual for upcoming projects to have such long timelines.
Yaar, but today's buyers look for lifestyle! Agar aap ek premium project mein invest kar rahe ho, toh amenities toh expect karoge hi. M3M ka naam hai, unke amenities normally ache hote hain. Long-term mein resale value definitely badhti hai agar achi facilities hain, especially for families. It's an investment in your quality of life.

I can vouch for U2 on this. Humne pehle ek society mein rent pe liya tha jahan amenities na ke barabar thi. Kids ke liye play area tak nahi tha, pool toh bhool hi jao. Weekend pe bahar jaana padta tha fun ke liye. Ab jab apna ghar le rahe hain, toh soch raha hoon ki thoda extra spend kar lenge for a better lifestyle. It really makes a difference, trust me. Mental peace milti hai.
Exactly, U2! Aajkal log sirf ghar nahi, ek experience kharidte hain. Agar kal ko bechna bhi pada, toh ek well-maintained society with good amenities ki demand hamesha zyada hoti hai. I feel it's worth the extra penny.

Sahi baat hai, U1. Gurgaon mein Badshahpur side bhi projects mein aisi hi kahani hai. Clubhouse aur pool ke naam pe itna charge karte hain, par use karne wale kitne hote hain? Aur maintenance itni high hoti hai ki baad mein regret hota hai.
Totally agree with you U1! Maintenance charges hi jaan nikal dete hain. Basic facilities honi chahiye, over-the-top stuff ki kya zaroorat?
