Is M3M GIC genuinely good to live in, ya phir bas brochure pe hi accha hai? I work in real estate, but for my own home, I'm skeptical. Amenities kaafi dikhate hain, but what's *actually* useful daily? Just for show? Real maintenance kitna hai? Any honest feedback?

Honestly, I'm also looking at M3M GIC. The location near Airport Road seems promising for future appreciation, and the renders look super luxurious. Price range a bit high, but amenities look good. What about the RERA date? 2025 ka RERA, but possession 2034? Ye kya scene hai?
U3, I made this mistake once with another builder near Basai, not M3M, but the situation was similar. They promised 5 years, delivered in 9, aur finish quality bhi utni khaas nahi thi. My entire financial planning went for a toss, had to pay rent and EMI for years. For M3M GIC with a 2034 date, you're essentially buying a concept and hoping for the best. Better to look at projects with possession within 2-3 years, even if it's a bit further out from Airport Road towards Baharampur Naya, or check out resale options in established societies.
Exactly! Usme EMI bhi chalu ho jaayegi aur ghar ka kiraya bhi. Double burden. So many years for possession is a no-go for me, my budget can't handle that kind of uncertainty.
U3, that RERA date (16.10.2025) is probably for the *launch* or *registration* of the project, not its actual completion. Builders often do this to start sales and collect funds. But possession in 2034 is almost a decade away from now! It gives them a massive window to delay, change plans, or even increase costs. Very risky for a first-time buyer who needs certainty and a fixed budget.
Totally agree with the post! Brochure pe sab gold dikhta hai, reality mein kya hai, that's the real question. M3M ka track record toh mixed hi suna hai, especially with their previous projects in the area. First-time buyers like us need more transparency.
