M3M Jacob & Co Noida: Luxury ya Overpriced?

Came across this video about M3M Jacob & Co, Sector 97 Noida. I'm seriously considering buying property in Noida and this project looks interesting, especially the golf course setup. Video mentioned 2030 possession, which is a long wait, and the pricing feels very premium. Not sure if it's genuinely luxury ya just overpriced hype. Kya aap logon ko lagta hai it's a good investment? Any honest experiences with M3M projects or this one specifically? Need some real opinions.
