M3M mein invest karna sahi rahega?

Kids have moved out, so I'm looking to sell my big house and buy a smaller flat in Noida. Sector 117 mein M3M India ke projects dekhe. Has anyone invested there? Kya resale value achi milegi? Also, is it better to buy ready-to-move or under-construction these days? Honestly not sure which way to go. Koi advice?
