M3M Merlin site visit – unexpected issues

Did a site visit to M3M Merlin last week, honestly wasn't expecting some issues. I'm fed up of renting and want to invest, but the construction quality seemed a bit off. Saw finishing issues even in the sample flat. This makes me wonder about long-term maintenance and resale value. Are promised amenities actually delivered or do they become ghost facilities? How about maintenance charges vs. actual service? Worried about attracting good tenants. Anyone faced this with M3M Merlin or other Mohali projects? What was your experience post-possession?
