M3M Natura: My carpet area efficiency concerns
M3M Natura — I've been eyeing this project for a while now, looking for my own place. I'm in real estate, so I know the super area vs. carpet area games builders play. Brochure mein layouts dekh kar toh sab accha lagta hai, but actual livability kaisi hai? For ₹1.4 Cr range, kya carpet area ratio justify hota hai? I mean, off the record, maintenance aur hidden charges kitne tak jaate hain? Don't want any surprises after booking. Has anyone already moved in? Is the daily life good, ya just good on paper?

Bhai, RERA number 57 hai aur possession date 2022-11-01 dikha raha hai. Toh kya actual mein hand over ho gaya hai ya abhi bhi waiting hai? Kisi ko pata hai latest status?
U3, possession date 2022-11-01 paper pe thi. Actually mein builders ne delays kiye hain. Kuch logon ko mil gaya hai, but kuch phases mein abhi bhi kaam chal raha hai. M3M ki history dekho toh yeh normal hai.
Totally agree with U1. Yeh carpet area ka chakkar toh builders ka pura business model hai. 1.4 Cr mein I expect actual living space, not just imaginary super area. Mera bhi budget similar hai, aur M3M ka track record sunke darr lagta hai.

Mera ek colleague M3M Natura mein hi hai. Possession to mil gaya hai usko, but finishing issues aur common area maintenance ke charges ko lekar thoda pareshan hai. Daily life theek hai, but initial headache bahut hua. Hidden charges ka toh builders ka patent hai, expect around 5-7% of property value extra for miscellaneous stuff.
₹1.4 Cr for that carpet area feels like a stretch. I checked a similar project near Badshahpur, they were offering slightly better efficiency for almost the same price. M3M ka premium lagta hai.
Sahi baat hai yaar, budget mein toh ek-ek sq ft matter karta hai. Carpet area game is so frustrating.
