M3M Royal Regalia — I'm seriously considering a 3BHK here for my family. My wife's main priority is a safe, usable children's play area and good overall amenities for the kids. Brochure mein toh sab kuch bada sahi lagta hai, but actual delivery mein kitna farak hota hai? Jo promised amenities hain, especially the clubhouse and kids' zones, are they really functional, ya bas show-off ke liye hain? Aur maintenance charges ke against service quality kaisi hai? Please share your experience, especially if you have young kids. Should I go for it?

Hum toh M3M Royal Regalia mein rehte hain pichle 6 mahine se. Project completed toh hai, but jo kids' play area brochure mein dikhaya tha, that's not what we got. Swings are broken, slide is rusty, and the ground isn't properly maintained. My kid got a minor injury last month. Maintenance charges ₹5-6k per month lete hain, but service quality zero. Swimming pool bhi clean nahi rehta. Honestly, think twice if kids' amenities are your top priority.
Bhai, exactly my thoughts! I also visited M3M Royal Regalia last month. Brochure dekh ke toh laga dream home hai, but ground reality kya hai, pata nahi. Especially kids' play area, my main concern too. Price range ₹97 L – ₹1.1 Cr for 3BHK sounds reasonable, but are there hidden costs? Any existing residents please share!
Sahi kaha, brochures are always misleading. I faced similar issues with another project near Badshahpur. Clubhouse looks grand in pictures, then you see a half-finished structure. Kids' safety is paramount, don't compromise on that.
M3M ka track record Gurgaon mein thoda mixed hai, especially with delivery dates. Amenities dikhate kuch hain, deliver kuch aur karte hain.
