Is M3M Sierra 68's resale market actually liquid, or just broker hype? I'm looking for investment, but it's a completed project, so pre-launch upside toh gone. What's the real rental yield here? End-users kitne hain, ghost society ka risk toh nahi? Change my mind if you see long-term capital appreciation.

Dekho, project completed hai, total units 672 hain. Itna bada project agar poora end-users se bhara hota toh itni discussion hi nahi hoti. Haan, I've visited the area near Basai. Sierra 68 mein activity toh dikhti hai, but it definitely doesn't feel like a fully occupied society. A lot of units seem vacant, which supports the investor-heavy theory. It's a concern for daily amenities and society upkeep.

Exactly, as U8 said, current market conditions mein rentals bahut tight hain. Jab tak location super prime na ho ya koi unique selling point na ho, it's tough to get good tenants at high rents. Airport Road side ke projects mein bhi similar situation hai.
Rental yield yahan 2.5-3% se zyada expect mat karo. Gurugram mein competition bahut hai.
