Came across this video comparing M3M, Sobha, Prestige, and Godrej projects in Noida. They talk about the luxury aspect, but I'm more concerned about builder credibility. Has anyone here actually bought from these guys? Specifically, I'm looking for feedback on timely delivery and construction quality. I've heard some stories about delays, toh thoda dar lag raha hai. What's your experience been like with these builders in Noida? Any insights would be helpful!

I think Sobha and Prestige are safer bets if you're looking for timely delivery and quality. But do your due diligence regardless.
Don't forget to factor in the cost of registration and stamp duty. It can add a significant amount to the overall cost.
Someone mentioned Godrej Woods. I visited the site last month. Looks good, but still under construction. Possession is expected in 2025, I think.

RERA registration number check karna is very important before you book anything. Don't just trust what the builder tells you.
What's the current average rate per sqft in Sector 150 for a 3BHK?
Last I checked, it was around 7500-8500 per sqft, depending on the project and location within the sector.

Prestige is a solid brand. Worth it depends on your budget and investment horizon. Long term, yes. Short term, maybe not.

I bought a flat in Godrej Palm Retreat in Sector 150. Possession was delayed by 6 months, but the quality is good. Amenities are also top-notch.

Don't just rely on videos. Go visit the sites yourself. Talk to existing residents. That's the only way to get a real sense of what's going on.

Bhai, delays are part and parcel of Noida real estate. Koi bhi builder perfect nahi hai. But M3M is known to be super aggressive with their marketing, so double-check everything before you commit.
