Did a site visit to M3M Soulitude last weekend. Fed up of renting now, my landlord just hiked it again. Finally taking the plunge. Thinking about M3M Soulitude for investment. They're still under construction, which makes me nervous. Is M3M's delivery track record actually good? I don't want to get stuck with delays. Also, what's the resale market like there after possession? Wondering about capital appreciation and ease of exit in 5-7 years.

M3M Soulitude is in a decent location, and M3M has delivered some good projects in the past, no doubt. But for first-time buyers, it's always tricky with under-construction properties. The capital appreciation depends heavily on the project completion and the overall market sentiment in Gurugram at that time. If it gets delayed, your investment might not appreciate as much in 5-7 years, plus the hassle of waiting. Resale can be easy if the project is well-maintained and has all amenities, but delays can affect buyer confidence. Always factor in a potential 6-12 month delay, even with RERA.
I checked the RERA website for M3M Soulitude. The official possession date is indeed 2025-09-01, and the RERA number is GGM/501/233/2021/69. So legally, they are bound by that. But as others are saying, ground reality can be different. Are you looking at a 1BHK, 2BHK, or a studio apartment? That will significantly impact the price and potentially the resale value too.
RERA dates are just a guideline, especially with current market conditions and supply chain issues. Expect a buffer.

Dekho, M3M Soulitude theek hai, but delivery timeline pe bharosa mat karna. Mere ek relative ne M3M Urbana ke paas ek project liya tha 2018 mein, abhi tak possession nahi mila hai. Builders ki taraf se yeh common tactic hai, initially kam price dikha ke book karwa lete hain aur phir construction slow kar dete hain. RERA number GGM/501/233/2021/69 DATED 25.10.2021 toh hai, aur possession date 2025-09-01 bhi likha hai, but ground reality alag hoti hai. Resale market bhi tabhi accha hoga jab project complete ho aur log rehna shuru karein.

Bhai, M3M ke delays toh common hain. Mera ek dost Airport Road pe unke ek project mein phasa hua hai. Date pe date mil rahi hai.
