Honestly, buying for myself is way harder than selling to clients. I'm eyeing M3M St Andrews Golf Residences in Mohali, the 15-16 Cr range. Since it's completed, what's the actual rental yield people are getting? Builder ka track record theek hai, but resale market kitna liquid hai for these high-value units? And capital appreciation, does it have much upside left ya prices already high hain? Off the record, investor ratio kaisa hai wahan?

Meri ek friend ne M3M Urbana mein shop li thi. Possession time pe mila but rental yield expectations se kam nikla. So buyer beware.
Mohali mein I think they delivered St Andrews on time since it's an older project (2018 possession). But for newer projects, same story. Quality is generally fine, but builder-buyer trust is always a tightrope walk.

Investor ratio toh pakka high hoga. Log aise units buy karte hain for status symbol ya future appreciation but phir stuck ho jaate hain. Mohali mein itne high ticket size ke buyers kam hain.
M3M St Andrews ki possession date 2018-07-01 hai, so it's genuinely completed. Rental yield on paper might look okay but occupancy rates for such expensive units are often low. Practical yield might be closer to 1-1.5% if you're lucky.
Sahi kaha, bhai. High-value units mein liquidity ka tension rehta hi hai, especially Mohali jaise secondary market mein. Gurugram mein bhi 15 Cr+ units ko bechne mein time lagta hai.
