Honestly, the video looks great, but let's be real. M3M is known for grand launches and then average execution. I've seen their projects. Established in 2010, HQ in Gurugram, they've expanded rapidly. This project in Sector 94 is definitely a prime location, but paying such a huge amount means you're buying into the M3M brand and the promise of luxury. Just make sure you do a thorough background check on their past projects' actual delivery timelines and finished quality, not just what the brochures say. Don't get swayed by the shiny visuals alone.
The RERA number is UPRERAPRJ442214, so at least it's registered. Total units 374, that's a decent number. But the price range is truly making me rethink everything. ₹7.6 Cr to ₹14.8 Cr for an apartment, even in Sector 94, Noida, seems steep right now. With the current market conditions in Noida, especially with so many other projects coming up, is this really a good investment for a first-time buyer? Has M3M actually delivered any project on time and within budget previously?
Totally agree on the price, U4. It's insane. For that money, I'd expect a villa, not an apartment. I'm looking at smaller 3BHKs in Alpha I Greater Noida for a fraction of this cost.
U4, M3M has a mixed bag. Some projects, like the ones in Gurugram, were delayed but eventually delivered good quality. Others, particularly their commercial ones, faced more issues. I heard about some issues with a project near Ajayabpur, but that was a while ago. For residential, they're generally okay, but delays are almost guaranteed.
Possession date 2028-04-10 hai na? Is that realistic for such a large project? Builders often delay, especially with luxury segments. Anyone know M3M's history with meeting their promised possession dates?
U8, RERA date toh bas ek formality hoti hai. Realistically, add 1-2 years to that, especially with M3M. My friend got possession in their Gurugram project almost 1.5 years after the RERA date. So, plan accordingly.
Haan bhai, officially 2028-04-10 hai. RERA pe bhi yahi date dikha raha hai.
M3M? Hmm, I've heard mixed reviews about them. Especially their delivery timelines and commitment. Are they really reliable, considering the huge investment required here? I'm nervous about booking with a builder that has a questionable track record, even if the project looks good.
Exactly, U2! My uncle booked a flat with them near Alpha II Greater Noida a few years back, and it was a nightmare with delays. The quality was also not up to the mark initially. For ₹7.6 Cr, I'd expect absolute perfection and timely delivery. Not just 'big name' assurance.
Bhai, M3M is a big name now. They've delivered projects, maybe a bit late sometimes, but they do deliver. You can't expect perfection, especially in this market. This is a high-end project, so standards should be better.
Wow, M3M The Cullinan looks super premium in the video! That location in Sector 94 is prime, no doubt. But yaar, ₹7.6 Cr se shuruat? My budget is nowhere near that. Is this really for first-time buyers? Feeling a bit overwhelmed.
