While it feels like a scam, I've learned that you HAVE to get a detailed cost sheet upfront, including all possible charges like PLC, FRC, GST, registration, maintenance, etc. before booking. Builders won't give it easily, but insist. Also, for M3M projects, especially in Sector 65, the base price itself is quite high. Maybe the 'discount' was just to bring it closer to a competitive price point, not actually a saving. What was the exact PSF for your 3BHK, if you don't mind sharing?
For the ₹2.6 Cr, it came to around ₹14,500 psf for a 1800 sqft super area. Initially, they quoted ₹12,000 psf. The jump was crazy. My friend got a better deal in Baliawas but for a smaller unit and a different builder, so it's hard to compare directly.
This is the market reality right now, especially in Gurugram. Builders know there's high demand, so they lure you with attractive base prices. Pre-launch is always a gamble.
