Budget finalised, loan pre-approved — now stuck on which builder for a 3BHK in Sohna. Around ₹2 Cr, end-use. Construction quality is my main concern. Heard M3M's finishing in Antalya Hills is hit-or-miss. Signature Global, are they just volume builders or is their quality decent a year post-possession? Brochure photos are one thing, real life another. What's customer support like for Emaar or Godrej if there's an issue? I work in real estate, but buying for myself is different.

Market conditions bhi dekhni padengi. Sohna abhi develop ho raha hai, toh appreciation potential hai, par saath mein risk bhi. ₹2 Cr for a 3BHK is decent, but ensure the builder has a good track record specifically in Sohna, not just other parts of Gurgaon. What about the maintenance charges post-possession? Aur connectivity issues Baharampur Naya se kya haal hai?
Sohna mein abhi bahut inventory hai, so negotiate hard. Don't rush into anything. And for maintenance, always get it in writing how long the builder will manage it before handing over to RWA.
Connectivity near Baliawas is good, but Baharampur Naya still feels a bit isolated.
Maintenance charges are a hidden cost! Most builders quote low initially and then hike it up. For M3M, it's usually on the higher side. Baharampur Naya connectivity is improving but still needs time, especially during peak hours.
Dekho, construction quality ekdum critical hai. Mera ek colleague Airport Road Gurugram pe ek M3M project mein fasa tha, naam nahi lunga. Initial finishing bahut glossy thi, but within 6 months, bathroom fittings loose, kitchen cabinets swelling, aur balcony mein seepage. Builder ne toh RERA ka naam sunte hi haath khade kar diye. Sohna mein bhi same issues repeat ho sakte hain, especially with their rapid expansion. Be very careful. Read reviews, visit sites, talk to existing residents.

Sahi keh rahe ho. M3M ka reputation toh market mein mixed hi hai. Quality over quantity, I think that's the key. For 2 Cr, you deserve peace of mind, not future headaches. Maybe look at projects which are almost ready-to-move, so you can inspect properly.
Emaar aur Godrej, naam bade darshan chhote. Customer support toh sabka hi 'challan kategi' wala scene hai. Ek baar possession mil gaya, fir kaun sunta hai? Maine Emaar Palm Hills mein dekha hai, minor issues ke liye bhi engineers ko bulane mein mahino lag jaate hain. Sohna mein unke projects ka kya haal hai, especially near Badshahpur? Koi latest feedback hai?
Exactly! Once you pay, you're on your own. For 2 Cr, I'd expect better. Maybe check smaller, reputed builders who focus on fewer projects. But then again, they might not have Sohna projects.
Totally agree. Godrej bhi same hai. Basai mein ek project mein, amenities ka kaam abhi tak pending hai.
Haan, Badshahpur side Emaar ka support slow hai. Mera cousin ek project mein hai wahan, AC leakage ke liye 2 baar complaint ki, koi nahi aaya. Unka focus naye sales pe zyada hai.
Signature Global ka main issue volume hai. Bahut projects chal rahe hain inke. Quality control suffer karta hai. Agar aapko immediate possession chahiye aur thoda compromise chalega toh theek hai, varna avoid karo for long term peace.
Bhai, M3M ki finishing ka toh sach mein lottery hai. Mere dost ne Antalya Hills mein liya tha, ek saal mein hi cracks dikhne lage. ₹2 Cr mein itna risk? Soch lo.
