Madhopura resale: Real price was a shock.
The actual cost of a flat in Ghaziabad is never just the listed price, I've realised. Kids moved out, so we're looking to downsize from our big house to a 2BHK, maybe in Madhopura. Recently saw a 2BHK resale flat near Manav Properties' project, asking price ₹65L. Broker bola, 'spot discount mil jayega'. But then stamp duty, registration, maintenance backlog, society transfer fees sab add ho gaya. Matlab, final cost ₹70L+ cross kar gaya. Builder se direct deal mein toh PLC aur floor rise ka alag jhanjhat hota hai. Resale mein ye sab thoda kam clear hota hai, par hidden costs phir bhi hain. Kya secondary market mein negotiation ka scope zyada hota hai? Log kitna discount expect karte hain on a resale flat in Ghaziabad? Aur yeh society transfer charges kitne hote hain typically?
