Magarpatta City investment: My timing dilemma
Property appreciation in Magarpatta City has been crazy post-pandemic, but now I'm not so sure. Last 1-2 saal mein prices kafi badh gaye hain, right? Ek 2BHK jo pehle ₹75L ka tha, ab ₹90L bol rahe hain, even for older projects. Honestly, ROI calculations thode shaky lag rahe hain is level pe. From my experience, sharp spikes often lead to consolidation. Is it worth buying now in Magarpatta City, ya thoda wait karna chahiye? Kisi ko data ya insights hain ki actual CAGR kya raha hai recently for this specific micro-market? Should I wait for a dip, ya yehi naya normal hai? Meri calculation ke hisaab se, current rental yield bhi utna attractive nahi hai, making the investment look like a calculated risk.

Totally agree with your dilemma! Magarpatta ka price hike is just insane. I was looking at a 2BHK there too, but my budget for a new project in Akurdi was ₹65L. Ab toh lagta hai Akurdi bhi out of reach ho jayega. Kya karein, wait or buy?
