Did some research on Total Environment The Magic Faraway Tree for an investment property. I'm based in Dubai, so can't do detailed site inspections myself, which makes me extra reliant on community insights. I'm looking for long-term rental yield and good resale value, but I'm worried about the real construction quality. Do those reported post-possession issues like cracks or seepage significantly hit future maintenance costs or resale? Also, their amazing amenities – clubhouse, green areas – do they genuinely attract premium tenants and justify the higher price point? Or are they mostly just for show, not really impacting ROI? For an NRI investor, is the premium for TE projects truly worth it, considering potential remote management headaches and actual amenity usage? What's your ground truth experience?
