Did a site visit to Mahagun Mantra last week, and honestly, the elevator situation worries me. I work in real estate, so I know how crucial good lifts are for tenant satisfaction and resale value. The wait times were crazy, and I heard about frequent breakdowns. Is this common there? For an investor, constant elevator issues mean tenant complaints, higher churn, and potentially lower rental yield. Are the maintenance charges actually covering proper service, or is it just a facade?

Dekho, thode bahut maintenance issues toh har project mein hote hain, especially jab itne saare units (1500 units hain Mahagun Mantra mein) ho. But agar yeh frequent breakdowns aur crazy wait times ki baat hai, toh yeh seriously management failure hai. Noida ke current market conditions mein buyers ke paas options bahut hain, toh builders ko apni service quality maintain karni chahiye. Warna log doosre projects mein shift ho jayenge.
Dosto, yeh toh common story hai. Mere ek friend ne Alistonia Estate mein flat liya tha aur wahan bhi yahi haal tha. Starting mein sab theek lagta hai, but once builder possession de deta hai, toh maintenance committee aur builder ke beech responsibility ka khel chalta rehta hai. Isse tenant satisfaction toh kharab hoti hi hai, plus resale value pe bhi impact padta hai. Soch samajh ke decision lena, hidden costs bahut hote hain.
Naye projects mein bhi guarantee nahi hai, bhai. Alpha II mein bhi kuch projects hain jahan society banne ke baad issues aate hain. Agar builder ne initial planning mein hi maintenance ka budget aur vendor sahi se nahi choose kiya, toh baad mein problem aati hi hai, chahe naya ho ya purana.
Mahagun ki reputation toh pehle se hi aisi hai. Unke dusre projects mein bhi complaints suni hain.
Toh kya ready-to-move projects mein hamesha yeh risk hota hai? Ya naye projects mein jaana better hai jahan maintenance contract abhi final na hua ho?
Ye sunke toh aur darr lag raha hai. Maine bhi Mahagun Mantra consider kiya tha, price range ₹68 L – ₹82 L ke beech mein hai. Is price point pe agar lifts hi theek nahi hain, toh kya fayda? Aur RERA number UPRERAPRJ1870 hai, toh koi action nahi le sakte kya? Sach mein, kya maintenance charges sirf façade hain ya proper service ho rahi hai?
True, charges bahut zyada hain aur service mein improvement nahi dikhta. Sirf papers pe sab achha hota hai.
RERA se complain kar sakte ho, but usmein bhi time aur energy bahut lagti hai. Maine Alpha I Greater Noida mein dekha hai, kuch projects mein maintenance charges high hote hain but services substandard hoti hain. Mahagun Mantra mein toh 1500 units hain, itni population ke liye lifts ka smooth chalna bahut zaroori hai. Agar builder ki taraf se commitment nahi hai, toh residents kitna bhi pay karein, problem rehti hi hai. Yeh toh facade hi lag raha hai.
Bhai, Mahagun Mantra mein lifts ka issue sunke toh meri tension badh gayi. Main bhi ek first-time buyer hoon aur mere liye toh yeh sab bahut important hai. Jab aapne bola ki wait times crazy the aur breakdowns bhi, toh yeh toh seedha red flag hai. Kya yeh sach mein itna common hai wahan? Ready-to-move project hai, toh yeh sab expect nahi karte. Agar maintenance charges bhar ke bhi yeh haal hai, toh kya fayda?
Same experience yaar! Mahagun ka track record waise bhi mixed reviews wala hai. Lift issues toh common ho gaye hain ab.
Haan bilkul, sahi keh rahe ho. Mahagun Mantra 2019 se possession de chuka hai, toh itne saalon mein toh lift maintenance settle ho jaana chahiye tha. Agar abhi bhi yeh problem hai, toh definitely concern ki baat hai. As a first-time buyer, humein yeh sab chhoti-chhoti cheezein hi toh dekhni padti hain, warna baad mein sir dard ban jaati hain.
