Mahagun ka naam zyada suna hai, but Balaji Green Villas ke floor plans thode better lag rahe online for carpet area efficiency. My main concern is rental potential. Kaun sa project zyada tenants attract karega, especially for a 2BHK or 3BHK? Also, builder trust factor. Mahagun ka track record kaisa hai Greater Noida mein? Balaji ke baare mein zyada info nahi mil rahi. For someone who needs a property manager for day-to-day stuff, which society ka RWA is more proactive? Legal clarity bhi important hai for NRI. Any advice on which one is a safer bet for good rental income without much hassle? Not sure if the slightly higher price for Mahagun justifies it.

Bhai, Mahagun My Woods ke rental claims pe toh zyada bharosa mat karna. NRIs ko attract karne ke liye badi-badi baatein karte hain, but actual ground reality kuch aur hoti hai. Especially for Greater Noida, getting good tenants for a 2BHK/3BHK at the promised rates is tough. Manager ki baat kar rahe ho toh, RWA agar active nahi hai toh bahut mushkil ho jaati hai.
Builders are all the same, promise the moon and deliver dust. Rental income toh sirf marketing pitch hota hai. Due diligence is key, especially if you're not physically present.
