Since Mahaveer Celesse completed, I'm checking it for investment. My 2BHK is cramped. Price ₹1.22-2.04 Cr. What's the actual capital appreciation? Rental yield kitna expect karein? Iska resale market liquid enough for a good exit in 5 years? Is the premium justified for ROI?

I actually visited Celesse a few months back. The finishing looked okay, but the carpet area felt really small for the quoted price. For ₹1.2 Cr, the 2BHKs are barely 1100 sqft super built-up, which means carpet area is even less. Plus, have you checked their RERA number: PRM/KA/RERA/1251/309/PR/171026/000415? It shows completed but I heard some folks had minor possession delays. What was your experience, for those who already got possession? And how's the connectivity from there to say, Agrahara Layout, during peak hours?

Haan, possession toh mil gaya hai. Delay minor hi tha, maybe 2-3 months. But connectivity from that area towards Agrahara Layout can be a pain in the evenings, especially if you're taking the main roads. Interior roads are better but still congested.
1.2 Cr is too much for Celesse. Builder ka track record bhi utna solid nahi hai for appreciation.
Yaar, same pinch! Main bhi Mahaveer Celesse dekh raha tha but prices sunke hi darr lag gaya. 1.2 Cr for a 2BHK, that too for investment? Utne mein toh Akshayanagar mein 3BHK mil jayega, thoda old sahi. ROI kaafi risky lag raha hai in this current market.
