Brochure mein numbers kuch aur dikhate hain. Plus, possession ke time kuch unexpected costs, like extra PLC ya maintenance deposit, yeh sab sunke darr lag raha hai. Already have a home loan, can’t afford more surprises. Neighbourhood quality, schools, markets ka kya scene hai wahan? Is it genuinely a good home daily, ya just for show? I think it's unfair to paint all builders with the same brush. Mahaveer Sitara is a completed project, which means a lot of the initial RERA risks are gone. My friend was asked to pay an extra 2.5 lakhs for BESCOM and BWSSB connections right before possession in his apartment near Agrahara Layout, even though the brochure said 'all government charges included'. It's a nightmare.
Generally, carpet area is around 70-75% of the super built-up area. If they are quoting 1800 sq ft super built-up, expect carpet area to be around 1250-1350 sq ft only. You need to ask for the exact RERA carpet area mentioned in the agreement.
My friend booked in another Mahaveer project near Aavalahalli a few years back. He faced similar issues. They showed him a super built-up area of 1800 sq ft, but the actual carpet area was barely 1200 sq ft.
