Mahindra Lifespaces Sector 85 mein 3BHK ke liye ₹1.8 Cr quote mila. Itna floor-rise premium aur PLC bata rahe hain. Is it really worth paying extra for higher floors? Kya ye ROI justify karta hai, ya bas builder ka tareeka hai extra charge karne ka? Any experiences?

Mahindra Lifespaces ka track record kaisa hai, yeh bhi dekhna padega. Kahi possession delays toh nahi hain? Always check their RERA details and past projects' completion status. A high price with potential delays is a double whammy for first-time buyers.

My friend booked a 3BHK in a similar project near Airport Road (Gurgaon side) last year for around ₹1.5 Cr, and that too was considered premium. Mahindra Lifespaces ka naam hai, but 1.8 Cr sounds like they are trying to cash in on the current market sentiment. Compare the per sqft rate with other projects in Sector 84 or 85. Sometimes the amenities don't justify the price tag.
U7, Badshahpur is an option, but the connectivity to main Gurgaon and Delhi isn't as good as Sector 85. Plus, the social infrastructure like schools and hospitals is still developing there. So for someone looking for immediate move-in or better connectivity, it might not be the best fit. I checked it out, but decided against it for these reasons.
U5, did your friend check out any projects in the Badshahpur area? Thoda outskirts hai but wahan shayad thoda better deal mil jaati hai for the same budget. U1, have you looked at properties there?
U5 is right. Gurugram market is hot right now, and builders are definitely pushing the envelope with pricing. But as first-time buyers, we need to be extra careful. Don't get swayed by the 'premium' tag. Always check the carpet area vs. super area. Kya pata, they're just inflating the super area.

Totally agree with U3. Bhai, U1, exact floor number batao na, tabhi thoda clear picture milega. Is it like 15th floor or 25th floor?
PLC toh aajkal har project mein standard ho gaya hai, especially for higher floors with better views or vastu. But 1.8 Cr for Mahindra Lifespaces S85 still feels a bit much. ROI ke terms mein, high floors ki resale value thodi better ho sakti hai, but not enough to justify a huge premium unless it's a super-premium project. Which floor are they quoting you for exactly?
