Comments
So, has anyone actually taken the plunge with Luminare? Still confused whether to proceed or look for ready-to-move options.
While the concerns about maintenance and amenities are valid, Mahindra does have a decent brand name. Maybe negotiate hard on the payment plan or look for some hidden clauses in the maintenance agreement. It's a big decision, don't rush. Compare with similar projects in Badshahpur too.
The market conditions in Gurugram right now are also a bit tricky. Interest rates are high, and property prices are already at their peak. Investing 5.9 Cr in Mohali, that too for 2026 possession, seems risky for a first-time buyer purely from an investment perspective.
Yaar, I visited the site last month. The show flat is amazing, no doubt. But the total units are 240. Won't that be too many families for one clubhouse? And what about the actual quality of construction for a 15 Cr flat? Are they really delivering on that premium?
Haha, 'ghost facilities' is so accurate! My society has a 'gym' with two broken treadmills and a rusty cycle. And we pay through the nose for it. Yeh toh har jagah ka haal hai.
For such high-value projects (5.9 Cr – 15 Cr range), you need to check the builder's past projects very carefully. Especially the ones delivered around 2020-2021. Sometimes the initial phases are good, later ones cut corners. Have you seen their other projects in Gurugram?
Exactly! Builders always oversell. My cousin bought in Basai and the 'swimming pool' is basically a glorified puddle now. Maintenance charges toh lete hain but service ke naam pe zero. It's a scam.
Same pinch, yaar! I'm also looking at Luminare. The maintenance charges seem so high, aur upar se Mohali mein. For 5.9 Cr minimum, it's a huge investment. Are these charges justified for the kind of amenities they show on paper?
Bhai, RERA number 42 OF 2017 toh purana hai, aur 47 OF 2017 bhi. Projects with early RERA tend to have more surprises. And with possession in 2026, it's a long wait. Maintenance will only increase by then for sure, it's never the quoted amount initially.
Totally agree. My friend booked in another project near Airport Road (Gurgaon side) and the clubhouse is always empty. Just a fancy brochure item. Don't fall for the glossy pictures.
