Mahindra Luminare visit, amenity premium doubts

Visited Mahindra Luminare last week and honestly, brochure mein jo high-end amenities dikhayi hain, they look amazing. But site pe jaake thoda doubt aa gaya. As an investor, I'm wondering agar yeh clubhouse, sports facilities, etc., actually use honge ya bas showpiece ban ke reh jayenge? Kya in amenities ka real impact resale value pe hota hai ya tenant attraction pe? Ya log bas fancy brochure dekh ke premium pay kar dete hain? Maintenance charges bhi toh high honge for all this. Not sure if it's worth the extra cost agar facilities theek se maintain nahi hui. Experienced investors, aapka kya take hai Mohali mein on amenity premium?
