Mahindra Luminare's ₹5.6 Cr is a terrible investment.
₹5.60 Cr for Mahindra Luminare Phase 2 feels steep, honestly. I'm so fed up of renting, want to put money into something that actually grows. But is this project really worth it for an investor? Anyone bought here earlier? What's the real capital appreciation been like since launch? Builders always promise the moon. Also, what's the actual rental yield people are getting? Matlab, will it even cover EMI? Don't want to get stuck with a white elephant. Should I look elsewhere?

Totally agree with the original post. ₹5.6 Cr for a flat, even in a good area, seems insane right now. I've been looking at properties around Badshahpur and even there, prices are sky-high for what you get. Luminare is already completed (possession was 2021-02-01, right?), so most of the appreciation should have happened. What's left to gain? And rental yield? Forget covering EMI, even 2-3% would be a miracle these days. My agent keeps pushing me but I'm just not convinced.
