Two years ago I'd have laughed at these prices. I'm based in Dubai and can't do site visits for Mahira Homes 88B, relying on videos. Everyone talks up the fancy clubhouses, but honestly, I think they're often ghost facilities that just bloat maintenance charges. Does anyone actually see tenants paying premium for unused amenities? Or does poor construction quality just get hidden by these flashy add-ons? Change my mind.

The real issue here is the builder's reputation and delivery track record. If the basic construction quality was good and they delivered on time, then maybe ₹28 L for sector 88B is okay. But given Mahira ka past, I'd rather wait for a ready-to-move or look into resale options from reputable builders.

Clubhouse toh bas showpiece hota hai. These prices are way too high for such uncertainty, especially in Gurugram's current market. Don't fall for flashy videos.
Airport Road waala bhi same hai, yaar. Basai ke paas jo unka project hai, wahan toh roads bhi dhang se nahi banaye the jab last time main gaya tha. Amenities ki toh baat hi chhod do.

Totally agree with the original post! Clubhouses are just a facade to charge more. Maintenance badha dete hain aur use koi nahi karta. Builders ko bas dikhana hota hai.
