Mahira Homes 88B mein, construction quality ki wajah se long-term maintenance costs ka kya scene hai? My experience says cheap construction means high charges later, affecting ROI. Is it true for Mahira?

So, is there any way to actually verify the construction quality before booking, or is it just a leap of faith with these affordable projects?
It's a tough call for first-time buyers like us. The price point is undeniably attractive for Gurugram, especially for those with a tight budget. But the fear of construction quality and endless delays is real. I'm torn between getting a home at this price or waiting for a more established builder. What's the realistic 'all-in' price people are looking at here, after all the hidden charges U8 mentioned?
My advice as someone who almost got trapped: that ₹28 L price is for the basic unit. Add stamp duty, registration, internal fit-outs, car parking, EDC/IDC, club membership, PLC charges... it quickly crosses ₹35-40 L. And then if construction is poor, maintenance will eat you alive. Be very, very careful with the 'all-inclusive' claims.
Dekho, current market conditions in Gurugram are tricky. Builders are offering attractive rates, especially for ongoing projects. I almost booked in a project near Badshahpur a year ago, similar price range, but then I did my homework. Mahira has faced issues with approvals and delays in their previous projects. The 2026 possession date for 88B, given their history, seems a bit optimistic to me. Has anyone visited the site recently to check the actual construction progress?
Exactly U4, always check their RERA record for completion dates vs. promised dates. That's the real data. Many builders just keep extending.
Slow progress?! Ugh, builders and their deadlines. It's always a gamble.
U4, I visited the site last month. Progress is slow, honestly. They are definitely building, but 2026 looks like a stretch. Plus, the sample flat they showed seemed decent, but who knows what the actual unit will be like. Builder reputation matters a lot.
Yaar, Mahira Homes 88B ka naam sunte hi darr lagta hai. ₹28L mein 2026 tak possession, sounds too good to be true, right? My friend booked in another project near Airport Road (Gurgaon side) a few years back, same initial low price, but construction quality was so bad, now he's spending a bomb on repairs. Is Mahira really different, or will we face the same long-term maintenance nightmare? Budget tight hai, so can't afford hidden costs later.
Bhai, Mahira ka track record toh mixed hi hai. Have you checked their RERA filings for past projects? That usually gives a good indication of delays and quality issues. Don't just go by the brochure.
Totally agree with U1! This is my biggest fear as a first-time buyer. Low price lures you in, but then kya fayda if it turns into a money pit?
