₹1.2 Cr budget for a 2BHK in Gurgaon, and I'm based in Dubai, so ground reality check is tough. I'm looking at Mahira Homes 88B as an investment option. My main concern is security systems. Brochure mein toh sab high-tech dikhta hai, but actual mein CCTV coverage, visitor management, aur guard quality kaisi hai? Is it really effective ya sirf naam ke liye hai? Remote investor hoon, tenant safety aur property ki security mere liye bahut important hai. Also, green areas aur open space ka kya haal hai? Brochure mein bahut landscaping dikhate hain, but is it actual usable space ya just concrete jungle mein thode plants? Resale value aur rental income pe in sab ka kitna impact padta hai?
