posted on 17 MayMaintenance charges are the real hidden cost in completed projects
Trivor Imperial Homes mein just shifted last month. A big thing nobody really talks about is maintenance charges ka structure. Yahan per, initial promises se thoda zyada hi lag raha hai, especially for common area upkeep. Verify carpet area-based charges before signing, warna it's a shock. Hope this helps someone avoid a surprise.

Sahi baat hai, hidden costs are the worst. But sometimes, good maintenance is worth paying for, if it's genuinely for upkeep and the services are good. Just needs transparency from the builder.
Noida mein toh yeh common ho gaya hai. Builders marketing ke time sab glossy dikhate hain, but once you move in, the reality hits. Especially with the current market, they squeeze every penny. Total 57 units in Trivor Imperial Homes, so maybe they're trying to recover costs from fewer residents, leading to higher per-unit charges?
Absolutely! Maintenance charges are a huge trap. My parents bought a flat near Alistonia Estate, builder initially quoted ₹3/sqft, but after a year, it shot up to ₹5/sqft, citing 'increased common area operational costs'. It's always best to get a detailed breakdown in writing, including escalation clauses. Builders often don't provide this upfront and it becomes a nightmare.
U6, not really cap them permanently, but you can insist on a clause in the agreement that clearly states the method of calculation, frequency of revision, and what all is included. Also, check if the RWA is already formed and active, they usually have more power than individual buyers. Some societies in Alpha II have very transparent RWA accounting, which helps a lot.
This is my biggest fear as a first-time buyer. So, is there any way to cap these charges legally? Or are we just at the mercy of the builder/RWA? I heard some builders just keep increasing them arbitrarily.
Wait, Trivor Imperial Homes toh abhi possession nahi de raha na? I thought their possession date was 2025-08-01. Are you sure you shifted there? Maintenance charges ka discussion toh baad mein aayega, pehle possession toh mile.
Haan, ye confusion bahut hota hai. Builders sometimes sell completed and under-construction units under the same name or phase. Bohut darr lagta hai ki kya milne wala hai.
U2, I think OP means they shifted into a *different* completed project, but using Trivor as an example of a potential issue. But yes, Trivor Imperial Homes ka toh 2025 ka possession hai. My cousin was looking there, price range ₹66 L – ₹94 L, but units are only 57, so limited availability.
Totally relate! Builders promise one thing, then hidden costs pop up everywhere. My friend faced similar issues in Alpha I Greater Noida with their maintenance structure. So frustrating!
