Maintenance charges in Bangalore projects are getting ridiculous, yaar. Fed up of renting, finally decided to buy, but ab yeh naya headache. Shriram 107 Southeast Phase 2 mein amenities kaafi dikhaaye the, but clubhouse kitna use hota hai? And uske liye itna paisa? Is it value for money ya bas loot rahe hain?

It's a tricky situation for sure. On one hand, good amenities and proper maintenance do enhance living quality and property value in the long run. On the other, as first-time buyers, our budgets are already stretched thin. Is there any way to negotiate these charges or is it a take-it-or-leave-it situation? What did others end up doing?
Bangalore ka market already first-time buyers ke liye tough hai. Prices are not coming down much, and now these hidden/high maintenance costs. Builders know people want to own a home, so they're leveraging it. I was looking at some options in Aavalahalli, and even there, smaller projects with fewer amenities are quoting high maintenance. Lagta hai ye naya trend ho gaya hai to recover costs or increase profit margins.
Dekho, I understand the frustration, par thoda practical bhi socho. Maintenance sirf clubhouse ka nahi hota. Security, common area cleaning, lift maintenance, water treatment plant, power backup, garden upkeep – yeh sab bhi toh hota hai. Agar builder ye sab manage kar raha hai, they will charge. Value for money depends on how well these services are maintained. Agar society achhe se chal rahi hai toh it's worth it, warna nahi.
U7, usually in new projects like Shriram 107 Southeast, it starts around ₹3-5 per sq ft. So, for a typical 1000 sq ft flat, that's ₹3000-5000 per month. On top of your EMI, electricity, and other bills, it definitely adds up. Always check your agreement copy for the initial maintenance period charges.
U5, U6, good points. But specifically for Shriram 107, kya Shriram 107 mein maintenance per sq ft kitna hai? Anyone has an idea?
U5, aapki baat theek hai, but builders often inflate these costs. I've seen it happen in Adigara Kallahalli where a project started with ₹3/sqft and within two years it shot up to ₹5/sqft with no clear justification. It's a never-ending story.
U1, aap sahi keh rahe ho. This project, Shriram 107 Southeast Phase 2, is COMPLETED, so ideally, the RWA should have taken over by now, and charges should be more transparent. Haan, RERA number toh PRM/KA/RERA/1251/308/PR/190715/002689 hai. But breakdown mein hamesha general terms hi hote hain, specific figures nahi milte easily. Total units 708 hain, toh economies of scale honi chahiye, right? But charges still feel high.

Bhai, you hit the nail on the head! Clubhouse aur swimming pool toh sirf marketing gimmick lagte hain. Kitne log regularly use karte hain? Did you check the RERA document for the breakdown of these charges? Sometimes they hide a lot under 'common area upkeep' or 'sinking fund'.
Totally agree! Meri bhi same frustration hai. I'm looking at a couple of projects near Akshayanagar, aur sab jagah yahi haal hai. Builder bolte hain 'premium living', but end mein saara bill hum pe hi aata hai. Budget tight hai already, yeh extra costs bahut pinch karte hain.
