My tenant in Sector 4 is arguing about AC repair for the second time this year, it's driving me crazy. From my experience, renters always want landlords to foot the bill for everything, even minor wear and tear. I had a similar issue with my 2BHK in Sector 137 last year, AC broke down after just 7 months. I offered 50% but they pushed for full coverage. It's tough to define what's 'normal' breakdown vs. misuse, isn't it? I've seen this pattern before; everyone expects a fully functional, zero-maintenance property. Is it just me, or are tenants expecting too much now? What's your take on who pays for major appliance repairs after a few months?

U3, legally, if it's normal wear and tear, the landlord is usually responsible. If it's tenant negligence, then the tenant pays. For appliance age, there's no fixed rule, but generally, if an appliance is old and breaks down due to age, it's on the landlord. That's what my lawyer friend told me.
Bhai, this is a classic problem. My agent showed me a rental agreement draft for a place in Sector 137, and it clearly stated that minor repairs up to ₹2000 are the tenant's responsibility, anything above that, the landlord covers, *unless* it's clearly due to misuse. But even then, 'misuse' is so subjective. What if the AC was old to begin with? As a first-time buyer looking to rent out eventually, I'm already stressed about these things. How do we protect ourselves legally without being unfair?

Exactly! 'Misuse' is the tricky part. How do you prove a tenant misused an AC versus it just breaking down? It's always a he said, she said situation. My uncle's tenant claimed the oven stopped working 'on its own' but later admitted they tried to clean it with water!
Totally agree yaar! It's like tenants expect a hotel stay. My cousin just moved into a flat in Alpha II and the geyser stopped working within a month. The landlord said it was normal wear and tear and asked them to fix it. This 'normal breakdown' definition is where all the confusion starts. It's so frustrating for both sides.
Haan bhai, same experience. My landlord in Greater Noida said 'maintenance' covers everything, even when the fridge stopped cooling suddenly. What a joke!
