Maitri Apartments: Real talk on actual amenities and maintenance?
Maitri Apartments, near IP Extension, has caught my eye. Kids have moved out, so don't need such a big place anymore. Looking to sell our old house and move into something more manageable, flat type. Builder log mein toh sab accha dikhta hai, but I'm worried about the actual construction quality and what happens to amenities after a year. Like, power backup pura flat ke liye milta hai ya bas common areas? Aur maintenance charges, is it really value for money or just heavy bills? Kya bolte ho log?

My neighbour's brother lives there. He said the power backup is mostly for common areas and one light/fan point in each room, not full flat. So if you're planning to run ACs on backup, that's a no-go. The security is good though, and the parks are well-maintained. But yeah, the maintenance charges are a constant debate in their RWA meetings.

Builder log toh kabhi nahi batayenge. Also, the current market in Delhi is a bit tricky, with property values fluctuating. Resale value might be a concern later.

Yes, U5 is right. Maintenance charges are the silent killer! Always ask for a detailed breakup. Sometimes they include things like sinking fund or even future renovation costs in advance. Make sure it's transparent. What's the area of the flat you're looking at, original poster?
Totally agree with U5. Rs. 3.5 is high. My colleague in Anand Niketan pays Rs. 2.8 for a complex with a swimming pool and gym. What exactly are they offering for that much? Just security and common area cleaning? Power backup should be separate or clearly mentioned if included.

Exactly what I was thinking! RERA details are one thing, but what about the actual residents' experience? My friend bought in Anand Vihar and the builder just abandoned the club house project. Maitri Apartments mein bhi yahi dar hai, especially about power backup. Is it full backup or just essential services?
