Majestique 27 Grand Residences: Daily life reality?
My lease ends in 6 months, so I'm eyeing Majestique 27 Grand Residences. Amenities look great on paper, but daily living wahan pe kaisa hai? Are schools and markets nearby? Or are those amenities just show-off?

It's always a trade-off. You get new infrastructure and modern living, but at the cost of immediate access to established facilities. For a first home, I'd say visit the area multiple times, not just the site. Talk to locals, see how far the nearest grocery store, doctor, and ATM really are. Don't just rely on what the sales rep tells you. My brother made that mistake with a project in Anand Nagar, regretted it later.
I'm more concerned about the total units. 108 units in Tower 1, that's decent. But is it part of a larger township? More units mean more people, more stress on common amenities, and potentially higher maintenance costs if not managed well. Has anyone checked the master plan?
My friend's cousin booked a flat with Majestique in another project, and he said the build quality was decent, but post-possession service was a bit slow. For Majestique 27, I think the location is the main draw, but you might need to rely on your own vehicle for daily errands for a while. Public transport connectivity is not fully established yet.
I agree with your point about own vehicle. If schools and markets aren't walk able, then it defeats the purpose of 'grand residences' for daily life. I saw a similar situation near Sinhagad Road where new complexes came up but infrastructure lagged behind for years. It's a big decision for first-time buyers like us.
Oh, that's a crucial point about post-possession service. You don't want to be chasing them for every small repair. For a project priced at almost a crore, you expect top-notch service. Is it common for builders to be slow with service after handover?
I visited the site last month. The construction is ONGOING, obviously, with possession by Dec 2027. The RERA number is P52100046445, so that's a good sign for transparency. But the area around it is still developing. Schools are there, but maybe not the top-tier ones immediately next door. Markets bhi thode distance pe hain.
Exactly, the delay is my biggest fear. My EMI starts now, but I won't get possession for years. That's rent + EMI for so long. For 108 units, I hope they stick to the timeline. Did you get any info on the builder's past project delivery record?
2027 end is quite far, and with prices already starting at 96 lakhs, it's a huge commitment. Given the current market conditions in Pune, property values are stable but not shooting up like crazy. Is it worth blocking funds for so long? What about the hidden costs during possession?
Thanks for the RERA number update! That gives some peace of mind. But December 2027 is still a long wait. What if they delay it? Builders often do that, especially with such large projects. I've heard stories from friends who booked in Ambegaon Budruk, their possession got pushed by almost two years.

Dekho, amenities paper pe toh sab projects ki achhi lagti hain. Important hai ki actually kitni functional hain. Aur haan, schools and markets ka question valid hai. Mujhe toh lagta hai naye projects mein ye sab develop hone mein time lagta hai, especially agar area naya hai. Near Akurdi, I saw a project with great amenities but connectivity was a nightmare.
Bhai, same boat! I saw their brochure, swimming pool aur gym sab mast lag raha hai. But I'm worried about the actual commute to work, especially if it's far from the main city. Does anyone know about the traffic situation there during peak hours?
