Majestique Mrugavarsha III: Open space reality check?

Majestique Mrugavarsha Phase III – just moved into my 2BHK there last month. The brochure showed so much open space and lush green areas, but honestly, it feels quite cramped now. The actual usable green area is way less than what was advertised, mostly just small patches. I'm worried this affects long-term tenant appeal and resale value. Does genuine open space truly boost rental demand in Pune, or is it mostly about location and amenities? Am I the only one who feels projects often over-promise on this?
