Making a calculated move on Encore In The Shire?

Encore In The Shire ka construction quality aur on-time delivery ka real scene kya hai? I'm looking at a unit wahan, but builders ke promises aur actual site mein bohot difference hota hai, from my experience. Especially plaster cracks, seepage issues... has anyone taken possession there recently? Hidden charges like PLC ya maintenance deposits ka bhi issue aaya kya?
