Mandi's prices seem inflated, honestly. For my own 3BHK, I'm struggling. Is current appreciation justified? What's the resale reality for a ₹2 Cr flat after 3-5 years? Hype ya solid ROI?

U2, you're absolutely right about fundamentals. Mandi is seeing a lot of speculative buying, especially with the upcoming infrastructure projects. My cousin booked a 2BHK there last year for 1.2 Cr, abhi usko 1.6 Cr offer kar rahe hain. It's a quick jump, but will it sustain? That's the real question. Resale value after 5 years for a 2 Cr flat will depend purely on supply-demand,
