Budget finalised, loan pre-approved. I'm currently in a 2BHK, thinking of upgrading to a 3BHK. Everyone glorifies Manesar for its 'future potential' but what's the actual ground reality wahan? Commute ka kya scene hai? Is the premium justified for daily living, ya sirf hype? Change my mind.

Manesar ka buzz toh bahut hai, no doubt. But for a first-time buyer like me, it feels like a big gamble. Premium bahut high hai, aur facilities abhi tak utni developed nahi lagti. Daily commute ka kya scene hai Gurgaon se? Sirf industrial hub ki wajah se itna hype hai kya?
Future potential sunte sunte kitne saal ho gaye. Appreciation ka wait karte karte EMI chali jaati hai.
I think it depends on where in Manesar you're looking. Some areas closer to NH-48 and Airport Road (Gurgaon side) are seeing rapid development. Yes, current commute is an issue, but with the proposed infrastructure upgrades, it might improve. The premium is for that *future* appreciation, not current convenience. Agar long-term investment hai, toh maybe justified hai.
Totally agree with U1. My office is near Cyber Hub, and Manesar se daily commute is a nightmare, especially during peak hours. Plus, schools and hospitals ka infrastructure abhi bhi lacking hai. Sirf future potential pe itna paisa lagana risky lagta hai.
