Manesar infra: Did it really help families?
Visited a couple of 3BHKs near Manesar last weekend, honestly not sure what to make of it. Everyone talks about how the new expressways and connectivity were supposed to totally change the game there, right? My wife's priority is a safe neighbourhood and a good school for the kids, and I'm looking for a decent 3BHK without breaking the bank. But it feels like prices shot up in some pockets, especially closer to the new road, yet the actual social infra for families is still lagging. We saw some projects, but the PLC charges feel crazy for what you get. Did others find that the infrastructure push in Manesar didn't quite translate into better family living yet? Or am I missing something? What areas actually benefited most from these developments?

Builders ki baatein toh suno hi mat. They'll show you fancy brochures with schools and hospitals that are 'coming soon'. That 'soon' usually translates to never, or after you've paid all your EMIs! Frustration level max.
While I agree with the sentiment about social infra lagging, I think it's not a uniform picture. Some pockets, especially closer to the Airport Road side of things (Gurgaon-Manesar stretch), might see quicker development. Builders there are a bit more established. The connectivity is definitely a game-changer for those who need to commute towards Delhi or other parts of Gurgaon. It's a long-term play, no doubt. But for immediate family needs, it's a stretch. You have to weigh if the lower entry price (compared to central Gurgaon) is worth the wait and current inconvenience. Is it possible that we are looking at areas that are still too nascent?
Still too far for daily commute yaar. Airport Road is good for some, but for regular office-goers, it's still a stretch.
You're right about the long-term play, but 'long-term' in real estate can be 10-15 years. Plus, with the current market conditions in Gurugram, even established areas are seeing slow sales. Builders might not push infra as fast as promised if sales are slow. It's a chicken and egg situation.
Which specific projects or areas near Airport Road are you talking about? Anything concrete that has actual social infra coming up, not just promises?
Sab marketing hype hai bhai! New roads bane toh bas investors ko fayda hua, families ke liye kuch nahi badla.
I've been looking in and around Badshahpur for similar reasons - closer to Gurgaon but still relatively affordable. The expressways do help cut down travel time, but my main concern is also social infrastructure. Did anyone find any good schools or hospitals actually functional near these new residential clusters? Or is it all still under construction or planned for 'future phases'?
Hospitals toh bhool hi jao abhi, the nearest good ones are in Gurgaon. It's a huge risk with kids.
Yes, I faced the same issue while hunting for a plot in Badshahpur a year ago. The price per sqft was manageable then, around 60-70k for a decent plot, but the lack of good schools for my daughter was a deal-breaker. We ultimately decided to wait, hoping the infra catches up. It's frustrating to see prices keep climbing without basic amenities being in place.
For schools, there are a few established ones near Manesar industrial area, but they're not exactly 'next door' to these new residential projects. Most new developments are banking on schools coming up later. For hospitals, you're mostly dependent on Gurgaon, which defeats the purpose of moving out.
Bhai, you hit the nail on the head! I visited last month, and the hype vs. reality check was brutal. They talk about expressways connectivity, but once you get off, the local roads are a mess. And for a 3BHK, the prices they're quoting, especially with these 'preferential location charges' near the highway, are just ridiculous. It feels like they're charging for future potential that's decades away, not for what's available now. My budget is tight, and I can't justify paying premium for zero social infrastructure. Schools, hospitals, basic markets - sab kuch abhi bhi Gurgaon ya Manesar proper mein hai. It's a huge dilemma for first-time buyers like us.
Sahi baat hai. And some of these projects seem so new, I'm always worried about their RERA status and past delivery records. Any specific projects you guys looked at and found reliable?
Exactly! Connectivity improved for long distance travel, but the last-mile connectivity within those new sectors near Manesar is still a nightmare. Public transport options are almost non-existent. How are families supposed to manage daily commutes?
Totally agree. Prices are crazy for what you get. Budget ke bahar hai sab.
