Manesar upgrade plans: Doubts about the hype.

Did a quick drive through Manesar last weekend, checking out some 3BHK options. Everyone glorifies it for future investment, but honestly, I'm not seeing the immediate appeal for an end-user. Prices are already touching 1.5 Cr for decent 3BHKs. I currently own a 2BHK in Sector 82 and am thinking of upgrading. Is the price jump worth it? With an existing home loan, I need to know if the appreciation forecast is truly solid, or if it's just hype. The daily life vibe seems a bit detached. Is the ROI worth the current tag? Change my mind.
