Mansarovar Apartments: Resale liquidity is a major concern
Has anyone seen decent capital appreciation for Mansarovar Apartments since it launched? I'm finally done with renting, landlord ne rent badha diya fir se. Thinking of putting money into a completed project in Noida Extension. Mansarovar looks good, but I'm worried about its resale potential. Kya yahan liquidity achhi hai? Matlab, agar 5-7 saal baad bechna pade, toh easy hoga kya? Also, what's the actual rental yield people are getting here? Brochure mein toh figures alag hote hain, real mein kya milta hai?

I checked Mansarovar out last year. Builder was giving some good deals on 2BHKs, but liquidity depends a lot on the price you buy at. Agar builder se discount mil gaya, toh resale mein thoda margin ban sakta hai. But generally, Noida Extension mein buyers bahut price-sensitive hain. Has anyone tried to sell a flat there recently? What kind of offers did you get?

My cousin tried selling his 3BHK near Alpha I Greater Noida, took him almost 8 months to find a buyer, and that too below his expected price. Mansarovar ka toh aur bhi tough hoga, competition bahut hai. Brokers bhi zyada interest nahi lete.
Mansarovar ki resale value ka issue hai, sunna hai ki builder ka track record kuch khaas nahi raha for other projects. Nearby projects like Alistonia Estate have also struggled with appreciation. Current market mein, only prime locations are seeing good movement, especially after the interest rate hikes.
My experience with Noida Extension has been a rollercoaster. I booked a flat in a project near Ajayabpur a few years back, thinking it was a steal. Builder ne itni delays ki, finally got possession last year. But amenities abhi tak poori nahi hain. Maintenance bhi high hai. Mansarovar is completed, so that's a huge plus point, but for resale, you need a unique selling proposition, which I don't see there.
Same story everywhere in Noida Extension. Builders promise the moon but deliver dirt. Amenities are always the last thing to complete. This is why I'm so scared to invest. Mansarovar mein maintenance kitna hai per sqft?
U6, time pe toh nahi mila yaar. Almost 2 saal late. Aur jab mila, toh clubhouse aur pool jaise amenities adhoore the. Builder bas possession deke nikal gaya. Now we are collectively fighting for the remaining work. Such a headache.

I've heard mixed reviews. One of my colleagues lives there and he says the community is decent. Rental yield isn't super high, maybe 2.5-3% gross, not the 4-5% they promise. But it's a completed project, so at least no RERA issues.
Totally agree with U2. My friend bought in a nearby project, and he's struggling to even get offers close to his purchase price. Liquidity is almost zero unless you're selling at a loss.
Bhai, resale liquidity is a genuine concern in Noida Extension. Mansarovar is a completed project, which is good, but the sheer number of projects delivered in that belt means a lot of inventory. Capital appreciation for 5-7 years might be tough unless you got a really good deal initially.
