Since last year I'm tracking properties. Mantri Courtyard ka resale potential kaisa hai? Completed project hai, but kya capital appreciation expected hai? Rental yield kitna milta hai yahan?

Bengaluru market mein abhi capital appreciation thoda stagnant hai, especially for older projects like Mantri Courtyard. New launches mein bhi itna jump nahi hai. Rental yield bhi average hi hai unless it's prime location with high demand for bachelors. I'd say for Mantri Courtyard, if you get it at the lower end of ₹37 L, it might be a decent buy for self-use, but purely as an investment, there are better options in areas like Adigara Kallahalli which are seeing more infra development.
Meri ek colleague ne 2017 mein book kiya tha ek Mantri project Agrahara Layout mein. Unko possession bahut late mila tha, almost 1.5 saal. But Courtyard ka RERA number PRM/KA/RERA/1251/310/PR/201125/003704 hai, aur 2018 possession date hai. Toh technically ye toh time pe mila hoga, right? Total units 174 hain, so it's a smaller community, which can be good for maintenance.
Managed toh hote hain, but smaller communities mein amenities upgrade ya repair mein funds ki problem aati hai kabhi kabhi. Long-term appreciation ke liye sochna padega.
Haan, chote projects generally better managed hote hain.
U4, Courtyard ka possession time pe hi mila tha. Woh builder ke kuch bade projects mein delay hua tha, but ye wala relatively smooth tha. Maintenance is okay-ish, not great.
I'm also looking at Mantri Courtyard. Price range ₹37 L – ₹93 L seems quite wide. Kya ye 1BHK aur 2BHK ka difference hai? And is this the current market price or original booking price?
Negotiation toh har jagah hai bhai. But for Mantri, you need to be extra careful with documents.
Yes, it's for 1BHK and 2BHK. Mostly 1BHKs are around the lower end. Ye current market resale price hai, but negotiation is key. Builder se toh ab direct kuch nahi milta, sab resale hi hai.
Bhai, Mantri Courtyard ka naam sunke thoda darr lagta hai. Builder ka track record past mein kuch khaas nahi raha. Completed hai toh relief hai, but resale mein problem toh nahi aayegi?
3-4% rental yield toh bohot kam hai for a completed project. Mera friend Akshayanagar mein 5% nikaal raha hai.
Haan yaar, same thought. But 2018 mein possession mila tha, toh ab tak toh log reh hi rahe honge. Location accha hai, Aavalahalli ke paas hai. Resale market mein thoda slow hai Bengaluru overall, but if price is right, it might move. Rental yield 3-4% expect kar sakte ho, not more.
