Mantri Kumbalgodu — what's the actual all-in cost?

Kumbalgodu — been looking at Mantri projects there for a 3BHK. My wife's keen on the area for kids' school admission; needs to be safe for the children. We're budgeting around ₹1.5 Cr, but I'm getting confused with the 'all-in' cost. The base price sounds okay, but then there's stamp duty, registration, PLC, parking... not sure if I'm missing anything else big. Are builders transparent about these upfront? How much extra should I realistically keep aside for these charges in Bengaluru?

Mantri projects, especially in Kumbalgodu, are notorious for this. My cousin bought a 2BHK there 3 years ago, and his 'all-in' cost ended up being almost 20% higher than the initial quote. Stamp duty, registration, legal fees, then there's maintenance advance, IFMS (Interest-Free Maintenance Security), corpus fund – the list just keeps growing. Plus, they charged extra for a specific floor preference and even for a 'view advantage'. It's a huge mental calculation to keep track of everything.

U7, unfortunately, it's pretty standard practice, especially with some bigger names. They often keep these hidden to make the initial quote look attractive. Always ask for a *detailed* breakup of every single charge, right down to the 'miscellaneous' one. Also, check if the GST is included in the base price or added later, that's another big chunk. Don't sign anything until you have a clear, final number in writing.

Exactly! I was looking at a project in Akshayanagar and they quoted one price, then after 2 meetings, suddenly charges for 'electrical infrastructure' and 'water connection' popped up. Is this standard practice everywhere, or just specific builders?
