For five years, I’ve tracked Greater Noida projects. Manvan Shree Balaji Twonship ka capital appreciation dekh ke I’m genuinely frustrated. Resale market kafi slow hai. Kya actual mein koi exit strategy possible hai?

U4 ki baat mein dum hai. Short-term investment ke liye yeh project shayad sahi nahi tha. Par jin logon ne family ke liye liya hai, unko toh rehna hi hai. Agar aap long-term horizon (10+ years) ke liye hold kar sakte ho, toh maybe kuch return mil jaye. Instant gratification expect karna is not realistic in this market, especially for areas that are still developing. Alpha II Commercial Belt mein bhi abhi time lag raha hai fully operational hone mein.
Exactly my point! Capital appreciation naam ki cheez toh hai hi nahi. Main toh soch raha tha ki investment ke liye le loon, but ab toh lagta hai ki apna paisa fasana hai. Kya kisi ke paas actual data hai ki kis price pe units resold ho rahe hain wahan? Like, current per sqft rate kya chal raha hai?
That's even less than the launch price for some units! Agar aapka target 54L wala unit tha, toh it's a huge loss. I remember some agents were quoting ₹3200-3500/sqft during peak time. Ab toh bas wait and watch hai, ya fir heavy discount par nikalna padega.
Last jo maine suna tha, around ₹2800-3000/sqft chal raha hai, but buyers nahi mil rahe.

Kya builder ne koi commitments poore nahi kiye the ya market hi slow hai in general? Because Noida Extension mein bhi abhi supply zyada hai demand se, isliye appreciation slow hai. Is it just the project or the whole market?
Main U2 ki baat se agree karta hoon. Greater Noida ka overall market hi thoda tough hai right now for quick appreciation. Post-pandemic, logon ka focus ready-to-move-in flats par zyada hai, but even there, resale is tricky. Manvan Shree Balaji ke case mein, I think it's a combination of builder reputation, location, and the general market sentiment. Koi RERA grievance file kiya hai kya kisi ne?
Both, I'd say. Builder ka track record bhi mixed raha hai, aur market conditions toh sabko pata hain. NCR mein property prices bohot slowly badh rahe hain, especially for projects jo main hubs se thode cut-off hain. Connectivity is key.

Sahi keh rahe ho. Iss project ka toh resale market hai hi nahi, lagta hai. Maine bhi dekha tha 2018 mein, tab laga tha achha hai, budget mein hai, but fir research kiya toh pata chala ki connectivity issues hain aur jo development promise kiya tha, woh hua hi nahi. Specially, Alpha I Greater Noida se itni door hai, log prefer nahi karte. Jin logon ne early liya, unka capital toh stuck ho gaya.
