Manya Elite amenities: brochure vs. reality shock
Amenities ki reality aur brochure photos mein zameen-aasman ka farak hota hai. Manya Elite mein just 3 months hue hain, aur I'm already seeing this. Society ka gym aur pool, jo brochure mein fantastic lagte the, they're barely functional ya phir extra charges hain for everything. This definitely impacts rental appeal, right? My tenants are already complaining about some facilities. Original rental yield expectations are taking a hit. Has anyone else faced these post-possession surprises with amenities? Kya yeh common hai for completed projects in this price range? I'm worried about resale value later.

Builders often try to cut corners on amenities post-booking to save costs, which is why due diligence is key. Did anyone check the Occupancy Certificate (OC) or completion certificate before booking in Manya Elite? That would confirm the actual status, not just RERA.

Totally relate, OP. My cousin bought in a project near Aavalahalli, and the 'clubhouse' they promised was literally a tiny room with a broken treadmill and a dusty carrom board. And they charged extra for a 'membership'! We were looking at Manya Elite too, but this makes me super wary. Resale value toh aise mein mushkil hi hoga, especially if amenities are this bad.

U2, you're right! I just checked too. Zero units? That's super suspicious for a project that's supposedly 'completed' and selling for ₹50-70L. Yeh toh seedha-seedha dhoka lag raha hai agar units hi nahi hain. How can one even buy a unit that doesn't officially exist?
