Did a site visit to Manya Elite on Saturday, it's completed but I'm worried about the builder's past. Kya unka delivery track record sahi hai? Currently in a 2BHK, thinking of upgrading for investment. What's the actual rental yield people are getting there? And carpet area ka kya scene hai compared to the price? Is it worth the jump for long-term ROI?

Carpet area ka scene toh har jagah same hai, builder log loading bahut badha dete hain. But Manya Elite ke case mein, if 'Total Units: 0' is true as U5 mentioned, then carpet area discussion is useless. Pehle confirm karo ki project actually exists aur usme units bik rahe hain ya nahi!
U9 makes a very valid point. U1, you should double-check if the site visit you did was for the actual Manya Elite project, or if they showed you something else. Builder scams are unfortunately quite common in Bengaluru, especially in developing areas like Aav

U1, rental yield depends a lot on the specific area and current market. But Manya Elite ka track record is a big concern for investment. Long-term ROI ke liye you need peace of mind, not builder delays.
U2 is right. I heard stories about Manya Elite's delays from a friend who booked in Akshayanagar. RERA number toh hai unka (PRM/KA/RERA/1251/310/PR/180313/002715), but still, track record matters more sometimes.
