Manya Magnaville: My investor angle, what's the real deal?
Budget cleared, loan pre-approved for Manya Magnaville. I work in real estate but buying for myself is totally different, ya know? I'm looking at a 3BHK, price is around ₹2.9 Cr. Just wanna hear from actual owners or anyone who's tracked it. Has its price actually appreciated well since launch? Matlab, long-term capital appreciation ka kya scene hai?

U1, for an investor angle, Manya Magnaville might be a slow burn. It's completed and the builder delivered on time, which are huge positives. But the ₹2.9 Cr tag, for a first home, means you're already at the higher end. If you're looking for quick appreciation, this might not be it. For long-term living and stable value, it's okay. Just manage your expectations on the 'investor' part.
I visited Manya Magnaville last month. The amenities are decent, but the maintenance charges seemed a bit steep. Plus, the location, while developed, isn't exactly a high-growth corridor in terms of new infrastructure projects. What's the rental yield like there? Anyone know if it's easy to find tenants for a 3BHK?
My friend bought a 2BHK there when it launched in 2018. Possession date was 2021-09-01, and they actually got it on time, which is rare! He says the build quality is good. But appreciation, that's a mixed bag. He's seen some growth but not the crazy jumps like some other areas in Bengaluru. Is ₹2.9 Cr the final price or negotiable?
U3, I heard they have around 92 units total. If a significant chunk is still unsold, that could affect future appreciation too. A lot of first-time buyers are struggling with these high prices and interest rates, so demand isn't as strong as it used to be.
U3, that's good to hear about the on-time possession. Builder ka track record matters a lot. But the appreciation part is what's worrying me too. Bengaluru market is a bit slow right now, especially for luxury segments. Is there still a lot of inventory left in Magnaville?
Hey, congrats on the pre-approval! Manya Magnaville sounds good on paper, but ₹2.9 Cr for a 3BHK, that's a serious amount. Have you checked out other projects in nearby areas like Akshayanagar? Sometimes you get better value there. Just a thought.
U2, Akshayanagar is good, but Magnaville ka RERA number PRM/KA/RERA/1251/310/PR/180130/002286 hai, it’s a fully completed project. The peace of mind of moving into a ready-to-move apartment is priceless, especially with all the builder delays these days. That adds to the premium.
Totally agree with U2. The price point is high for a first-time buyer. My cousin bought a similar sized flat in Aavalahalli last year for way less. Location is key, but so is not overpaying.
