₹3.5 Cr for a 3BHK at Mapsko Aspr Hills feels like a huge jump for my first home. I'm honestly torn about it. The brochure looks amazing, but I'm worried about actual daily living. Is it genuinely good to live in, or just great on paper for a first-time buyer? My parents keep saying to check the amenities properly, matlab, are they even useful? Are the promised amenities actually functional, or just for show? Also, how's the daily commute from there to Cyber City? Not sure if it's worth this much. What's the real vibe like?

Dekho, first home hai toh emotional decision bhi hota hai. But ₹3.5 Cr is a big amount. If it's purely for living, then location, commute, and actual utility of amenities matter most. If it's an investment, then future appreciation potential and builder's delivery track record become critical. Mapsko ka track record mixed hai, thoda aur research kar lo before committing. Don't rush into it, especially with so many other options in areas like Basai.
Commute to Cyber City from that location is a nightmare, trust me. My cousin lives a bit further down, towards Baharampur Naya, and it takes him well over an hour and a half during peak hours. Plus, the internal roads leading to these projects are often not fully developed, leading to more traffic. Amenities are usually just for show initially, then maintenance becomes a huge issue. We faced this with our society's clubhouse. Is there any existing society nearby that people can vouch for their functional amenities?
I checked Mapsko Aspr Hills too. The RERA number is GGM/678/410/2023/22, so it's legit in that sense. But the price range of ₹3.2 Cr – ₹4.1 Cr for 147 units feels steep for an ongoing project with 2027 possession. My friend bought in a similar range near Airport Road (Gurgaon side) two years ago, but that was a ready-to-move project. Builder ka track record bhi dekhna padega, completion history kaisi hai in previous projects.
Totally agree with you U1. Amenities ka toh bas marketing gimmick hota hai 90% time. Swimming pool hai but maintenance kaun karega? Gym equipment kab tak chalega? Aur Cyber City commute? Us area se toh traffic ki band baj jaati hai. Think twice! Real livability matters more than brochure photos.
Bhai, 3.5 Cr toh bahut zyada lag raha hai for a first home. Is price mein toh aur options mil jayenge, especially with possession in 2027. Soch samajh ke decision lena. Market mein itne fluctuations hain, itna paisa block karna mushkil hai.
