Since last year, I'm tracking Mapsko Aspr Hills. Pre-launch investors ne already cream off kar liya. ₹3.24 Cr par kya resale potential bachega? High investor ratio matlab exit strategy tough. Change my mind.

Yaar, this whole pre-launch investor thing is a nightmare for genuine buyers. I almost got burned with a plot in Baharampur Naya. Builder ne bola tha ki price increase hoga, but then suddenly pre-launch investors dump kar dete hain. 147 units hain total, agar usmein se 50% bhi investor units hain, toh kya hoga? Itna paisa lagana hai, thoda toh security chahiye na.
Sab theek hai, but current market conditions Gurugram mein waise bhi thode tezi par hain. Kya lagta hai, yeh ₹3.2 Cr – ₹4.1 Cr range justify ho payega by 2027? Has anyone checked the actual per sqft rate after all charges? Builder toh base price batata hai, but hidden costs bahut hote hain.
U5, hidden costs toh har project mein hote hain. Mapsko Aspr Hills mein maintenance, club membership, PLC, parking sab mila ke ₹3.2 Cr base price easily ₹3.5 Cr tak ja sakta hai. Per sqft around ₹15,000-₹18,000 padega depending on unit size and floor. Gurugram mein new launches ka yahi haal hai. Agar aapko immediate possession nahi chahiye aur long-term investment ka plan hai, only then consider it. Otherwise, look for ready-to-move options, even if they are slightly older.
Dekho, I understand the concern about pre-launch. But Mapsko Aspr Hills has some good points too. It's RERA registered, GGM/678/410/2023/22, which gives some security. And possession is set for Jan 2027. Agar long-term perspective se dekho, for an end-user, maybe it's not just about quick resale. Location bhi Airport Road side se connect karta hai, which is developing fast. Kya pata 2027 tak rates aur badh jaye?
Jo U3 ne bola, usmein point toh hai. Agar 5-7 saal tak hold kar sakte ho, toh maybe the location appreciation will cover it. But for someone looking for quick appreciation or worried about immediate resale, it's a valid concern. You need to weigh your own financial goals.
RERA theek hai, but builder ka track record bhi toh matter karta hai. Mapsko ka pehle kaafi mixed reviews hain, sunne mein aaya hai.
Totally agree with the post. ₹3.2 Cr base price for a first-time buyer is already a stretch, and if pre-launch guys got it much cheaper, then where's the upside for us? Lagta hai bas investors ka game hai yeh. Mera toh budget hi hil gaya sunke.
U1, you hit the nail on the head. I saw a similar situation near Badshahpur a few years back. Projects wahan bhi shuru mein bahut hype mein the, but high investor involvement meant that when actual buyers came, prices were already inflated. Resale mein takleef hoti hai aise projects mein.
