Okay, based on my recent research for a 2BHK in Marathahalli, for Prestige projects like Lakeside or Ozone, the base per sqft is usually around ₹8,500-₹9,500. After adding all the charges U3 mentioned (which easily add another ₹1000-₹1500 per sqft), the effective rate goes up. Negotiation on base price is rare, maybe ₹50-₹100 per sqft if you're lucky. What they *do* offer sometimes are waivers on club membership or a free car parking slot. But don't expect more than 1-2% off the total, if anything.
Bhai, Prestige ka track record toh thik hai but hidden costs are a real menace. I almost booked a 2BHK in Aavalahalli last year with them. They quoted X, but by the time I added stamp duty, registration, maintenance advance, club house fees, *and* the UDS (Undivided Share) charges which they conveniently 'forgot' to mention initially, it was almost 15% higher. Negotiation? Forget it, they hardly budge, especially on popular projects. Be very careful with the fine print.
Haan, exactly! My friend faced similar issues with another builder near Akshayanagar. They added 'infrastructure development charges' at the last minute. Did you manage to get them to remove any of those charges, ya phir you just walked away?
